Defects and malfunctions are usually noticed first by the tenant. It is very important that you report issues and malfunctions to us as quickly as possible.

Emergencies during office hours
In case of emergencies during office hours it is best to contact us by phone on +31(0)43 351 0153 from Monday to Friday 09:00 to 12:30 | 1:30 PM to 5:30 PM.

Emergencies outside office hours
Outside office hours we can be reached on a (changing) mobile emergency number. You will hear the mobile emergency number when you call our normal telephone number (+31(0)43 351 0153). If you call this number outside office hours, you will hear a voicemail. At the end of this voicemail you will hear the (alternating) mobile emergency number. You can then call this emergency number. If the emergency number is not answered immediately you must leave a voicemail on the mobile emergency number (always state your name, address, the issue and the number where we can reach you). This number is only intended for emergencies only; for instance no heating in winter or a major leak.

Which costs are for the tenant and which for the landlord
Major maintenance is the landlord’s responsibility, examples include; exterior painting, placing a new central heater/boiler etc. As a tenant you are responsible for the daily maintenance of a property for instance; replacing a toilet seat or an O-ring of a tap.
